[알림] 김해시, 임차계약 만료 전 ‘문자알림서비스’

김해시가 도내 지자체 최초로 임대차 ‘문자알림 서비스’를 실시한다. 임대차 계약기간 만료 1개월 전 임대인과 임차인에게 ‘문자알림’을 실시한다.
Gimhae City is the first local government in Province to offer a “text alert service” for lease. “Text notification” is given to landlords and tenants one month before the end of the lease term.
이 서비스는 임대사업자에게 주택임대사업자의 의무사항을 사전에 통지한다. 임대차계약 변경신고 시 민간임대주택에 관한 특별법에 적합하지 않은 사항을 알려 준다. 또한 변경신고 누락 등으로 과태료 부과 불이익을 받는 것을 방지한다. 임차인에게는 권리보호와 피해 구제를 위해 마련됐다.
This service notifies the rental business in advance of the obligations of the rental business. When a lease contract is changed, it informs you of items that are not suitable for the special law on private rental housing. It also prevents for penalties due to omission of change notifications. For tenants, it was prepared for rights protection and relief.
乙이 甲소유의 주택을 2년간 임차하는 계약을 甲과 체결하여 그 주택에 거주하는 경우, 특별한 사정이 없는 한 甲은 乙의 안전을 배려하거나 도난을 방지할 보호의무를 부담하지 않는다.
